Important Information

Rent+

Rent is due between the 1st and the 5th of each month. If rent is brought in after the 5th, it is then considered late. A late fee of 10 percent will be charged to your account and a late letter will be sent out to you. If rent is not in before the 12th of the month, your account will be forward to collections. Rent can either be mailed in, dropped off during working hours, placed in our after hours drop off slot, or paid online

If you are experiencing a maintenance issue, you can reach us at 757-226-7417 Mon-Fri 9am-5pm or a work request submitted through our website. If it is an after-hours emergency, you can call Maily direct at 757-348-4605

Move-out Procedures

Your lease is expiring and you do not wish to renew+

If you do not wish to renew your lease, you must provide a written 30 days’ Notice to Vacate no later than the first of the following month’s rent cycle. If you do not provide a written 30 days’ Notice to Vacate on or before the 1st of the following month, your lease will automatically be renewed for another month and becomes a month-to-month lease.

You are breaking your lease+

If you must terminate your lease before the ending date, you are considered to be breaking your lease. You will be responsible for continuing to pay rent until we are able to move someone into the home or the lease expires, whichever comes first. You will also be charged for any costs associated with re-renting the home from rent, late fees, advertising costs (if any), Lease Breakage Fee, carpet cleaning, house cleaning, pest control, fireplace cleaning, gutter etc. Please contact us for additional information on what you should address when moving. The premises should be returned in the condition it was given. Any damages will be taken out of the security deposit. The security deposit return process takes between 45 to 60 days to complete. If you are due a refund, your security deposit will be mailed to your forwarding address. All refunds will be held until a forwarding address is provided so please be sure to provide us with your new address.

Tenant FAQ's

Is the deposit refundable?
Once a move-out inspection has been conducted and it is determined that there are no damages to the interior and the exterior of the home and that all required receipts have been submitted, your deposit will be refunded to you within 45-60 days of your move-out date. Please do not forget to provide with your forwarding address. Without it, your refund cannot be processed until an address if located.
