Application Process

Thank you for your interest in our rental property. Below, you will find the instructions and criteria required for applying for a property managed by First Landing Realty / 757RentalHomes. It is important that you read the information below to fully understand the rental process before submitting your application. If you have further questions, contact ( at (757) 226-7417.


All adults must complete and submit a rental application. It is required that the entire application is completed on both sides and signed. Failure to supply information or proper documentation can result in denial of the application. First Landing Realty / 757RentalHomes processes applications upon receipt. Selection is not based on a first-come, first-served basis. Applicants must furnish a verifiable photo identification such as drivers’ license, state ID, or passport. Military and merchant store IDs are not acceptable.

Applications can be delivered by hand, mail, or submitted online via email.

The Application/Processing Fee

A non-refundable $35.00 application fee is required per applicant, without exception.

Basic Criteria

We look for applicants who have a credit score of 600 and above, makes at least 2.5 – 3 times the amount of the monthly rent amount and a good rental history. Negative findings on one or more of the three areas may cause the application to be denied: false documentation is immediate grounds for denial of an application. All approvals are subject to the owner’s discretion.


All applicants are required to supply reasonable, reliable, and legal documentation on all income; all documentation on income is required in a timely manner.
Examples of income are employee records, income tax records, social security documentation, monthly stipends, trust funds, and other sources that will reflect the ability to make monthly rental payments.
(First Landing Realty /Maily Roberts-Jacobs) must be able to verify all income sources and reserves the right to disqualify applicants for failure to prove income, supply adequate documentation, or prove the ability to support rental payments.


(First Landing Realty /Maily Roberts-Jacobs) obtains a credit report for all applicants and does not accept copies of credit reports from applicants, no exceptions.

(First Landing Realty /Maily Roberts-Jacobs) accepts discharged bankruptcies, if the prospective tenant has re- established good credit)

Negative credit reports can be grounds for denial of an application.

Rental History or Property Ownership

(First Landing Realty /Maily Roberts-Jacobs) requires a minimum of two (2) years of rental history, and/or homeownership. All references must be verifiable and family references are not accepted.

Negative references can be grounds for denial of an application.


( Landing Realty) notifies applicants of acceptance or denial within 2-4 business days of application, unless (First Landing Realty /Maily Roberts-Jacobs) cannot complete verifications. If more documentation is required, (First Landing Realty /Maily Roberts-Jacobs) will notify the applicant.

If accepted, applicants are required to follow requirements outlined on the ( Landing Realty) Rental Application for completion of renting.

All applicants applying together must qualify; denial of one applicant results in the denial of all applicants. Giving false information is automatic grounds for denial.

Security Deposit

Once approval is given, the security deposit is required within 24 hours of being notified. The security deposit must be paid by certified funds such as a cashier's check, money order, or through a third-party vendor known as (See link below.) In order for the rental property to be taken off of the market, we must first receive a security deposit. Without the deposit, we will continue to conduct rental showings at the home.

Rental Insurance

Rental insurance is required for all tenants prior to move-in. Your insurance should protect your belongings, with a minimum total coverage of $100,000. First Landing Realty should be listed as an insured interest on your insurance policy. This will allow us to receive a copy of your policy each time you renew. A copy of the policy is required before occupying the unit. Please be sure to check with your provider to see if flood insurance is needed.

Pet Policy

Pet approval is subject to the home owner's discretion. Our pet policy is that animals cannot weight more than 35 pounds full grown, and only non-aggressive breeds are permitted. We require a copy of the registration to be kept on file once the pet profile has been completed (See "Pet Screening" link below.) There is a fee for completing the application, which is charged by the screening company for the 1st pet, as well as each subsequent pet. Upon acceptance, there is a $250.00 non-refundable pet fee per animal.

The application process can take up to 5-7 business days, depending on the information given. Our homeowners approve or deny applications. Upon approval, the security deposit is due within 24 hours. The rental property cannot be held without a security deposit.
