Answers to your common questions

Can you hold a place before I apply?
Unfortunately, we are not able to withdraw the rental listing until the application is approved and a full deposit is paid.

Do I pay first month’s rent and last month’s rent with my security deposit?
We only require the full amount of the deposit, which is typically the amount of the rent and prorated rent is charged from the day the lease starts.

How do I pay rent?
Your rent can be paid by going to our website at 757RentalHomes.com, mailing it to our office at 195 S. Rosemont Road, # 109, Virginia Beach, VA 23452 or dropping it off in an enclosed envelope with “Maily Jacobs Office” written on the envelope. We have a door slot for you to make after hours payments.

How old do you have to be to apply?
You must at least 21 years of age and have monthly income equivalent to three times the rent.

I want to get a pet. What do I do?
As our homeowners are all different, some may allow pets and some may not, and some may have breed and weight restrictions. Please call our office to obtain permission before you acquire the pet. There is a $250 non-refundable pet fee charged per pet and a Pet Addendum must be completed once you obtain the permission needed from the homeowner. This fee is paid before any pets are allowed on the premises. There is a fine of $250 per month for any unauthorized pets found on the premises.

I want to move out, but my roommate wants to stay. What do I do?
Please call our office for information as each situation is unique. 

Is the deposit refundable?
Once a move-out inspection has been conducted and it is determined that there are no damages to the interior and the exterior of the home and that all required receipts have been submitted, your deposit will be refunded to you within 45-60 days of your move-out date. Please do not forget to provide with your forwarding address. Without it, your refund cannot be processed until an address if located.

My lease expiration is coming and I want to move out. What do I do?
We require a written thirty (30) day Notice to Vacate submitted before the first of the month prior to the next rent cycle. 

Who is responsible for paying for repairs & maintenance requests?
Typically, our homeowners take care of paying for all repairs and maintenance unless it is determined that you are the cause of the repair. We will then bill the repair cost to you.

You have a property I want to rent. How do I apply?
You may go to our website at 757Rentalhomes.com and download an application to complete and submit to us online, fax it to us at 757-226-7420 or you can come to our location at 195 S. Rosemont Road, # 109, Virginia Beach, VA 23452 and request an application. Please be sure to return all applications with the required information: check stubs, LES, application fee etc. We will not be able to process your application without proper documentations and paid fees.
